In the 1990s, we were working on new homes. We just couldn’t make the air conditioning in a house with a Finished Room Over the Garage (FROG) work. We did the calculations on our computer, and we thought that putting a certain amount of CFM in that room would make it work. But it never did. We stopped doing new homes for several years. Then, in the mid-1990s, we learned about zoning.
We call our approach to zoning “Air Boss Zoning” because we have learned that we have to drive the air to where we want it to go, or it doesn’t work. The theory in our industry is that you just go around and put more holes in for the air to come back. But if you put a furnace on one side of the house, the return that is closest will get 80% of the air. The next return will get 15% of the air, and the room the farthest distance from the furnace will get 5% of the air. So, if you have a problem in an extremity of your house and you have a return there, you are probably not going to get much air in it.
To zone your home, we would put a thermostat in each of the areas of your home. That thermostat will control the unit through a zone panel. Then, you can make each area in your home whatever temperature is most comfortable. The thermostat in that area will regulate the furnace and air conditioner so that the right amount of air goes to that area to maintain the temperature.
